Cloud 9 Suite Universal Rental Agreement

1. RENTAL TERMS & PAYMENT

Rental Rate & Fees: The total rental fee, cleaning fee, taxes, and any other applicable charges are as detailed in the booking invoice. Guest authorizes Manager to charge the provided payment method for all fees, including Security Deposit holds and damage assessments.

· Payment Schedule: A deposit of [e.g., 50%] is due to confirm booking. The remaining balance, along with the refundable security deposit (see Section 5), is due [e.g., 30 days] prior to check-in.

2. CANCELLATION & REFUND POLICY

· Guest Cancellation:

· Cancellations made between [e.g., 30-60] days before check-in: 50% refund of the total rental amount.

· Travel Insurance: We strongly recommend that Guest purchases travel insurance to cover unforeseen circumstances (illness, weather, travel delays).

3. HOUSE RULES & OCCUPANCY

· Maximum Occupancy: The property may not be occupied by more than _____ persons at any time. Exceeding this is a material breach and may result in immediate eviction without refund.

· No Parties or Events: The property is for residential use only. No parties, weddings, receptions, or large gatherings are permitted without prior written approval.

· No Smoking/Vaping: Smoking or vaping is strictly prohibited inside the property. Evidence of smoking will result in a minimum $250 cleaning fee.

· Quiet Hours: Please observe quiet hours from [e.g., 10:00 PM to 8:00 AM] out of respect for neighbors.

· Guest is financially responsible for any damage beyond normal wear and tear, including missing items, and for any costs incurred due to violations of house rules (e.g., extra cleaning for smoking, trash removal).

· Manager may deduct repair/replacement costs from the Security Deposit. If costs exceed the deposit, Guest agrees to pay the difference.

6. LIABILITY & INDEMNIFICATION

· The property is privately owned. Manager and Owner are not responsible for any accidents, injuries, or illness that occur on the premises. Guest is responsible for the safety of all members of their party.

· Guest agrees to indemnify and hold harmless Manager and Owner from any claims arising from Guest's use of the property or from the actions of any member of their party.

7. MINIMUM AGE & LEGAL COMPLIANCE

· The primary renter must be at least 25 years old and must occupy the property for the entire rental period.

· Guest agrees to comply with all local laws and ordinances, including noise ordinances and parking regulations.

8. RIGHT OF ENTRY & FORCE MAJEURE

· Manager reserves the right to enter the property for purposes of inspection, repair, or emergency.

· Neither party shall be liable for events beyond their reasonable control ("Force Majeure"), including but not limited to natural disasters, government orders, pandemics, utility failures, or acts of terrorism that prevent occupancy. In such cases, refunds will be handled as per the Cancellation Policy, and Manager strongly advises Guest to obtain travel insurance.

9. GOVERNING LAW & DISPUTES
